The Problem

Owners and Property Managers are concerned with the escalating cost of water and their limited ability to control consumption and in turn manage the cost.

They operate in an environment where increasing rental revenue is often restricted by provincial regulations and there is low turnover of tenants.  To improve and/or maintain profitability they need to focus on expense reduction. They struggle with being able to control consumption and properly budget for the combination of rising rates and usage by tenants / residents.

They know there are leaks, water loss and waste issues that occur at the unit level and struggle with being able to control and manage and influence behaviour to improve the status quo.

The Solution 

  • Measure 1: Quantify how big the problem is by using easy to deploy IoT tools to measure the main water meter and drill down to overnight water use which is the strongest indicator of continuous flow and/or leaks at unit and fixture level.

  • Measure 2: In mid to hi-rise buildings, monitor cold water risers to narrow the focus to specific bathroom lines supporting specific units. Our experience points to bathrooms being the primary source of continuous water flow.  This level of detail enables you to measure the impact of efficiency and flow control actions taken in #3 and #4 to follow.

  • Measure 3:  Undertake insuite water renewal to confirm efficiency of fixtures (measured in gallons per minute for showerheads, bath vanities and kitchen taps and L / flush for toilets) and at the same time, inspect and/or fix or replace Fill Valve seals, Fill valves and Flappers or Flush Seals  - depending upon toilet type.

  • Measure 4: Install flow control solution (Guard Dog Valve) on supply line to toilet to eliminate loss from running toilets.
